Subject: Ocean Point, Ltd- Post Storm Update from Jan 22nd- Jan 24th Nor' Easter

Ocean Point, Ltd Owners,

While many of you are still digging out of your homes from the record breaking snow on the East Coast, we are dealing with the aftermath of the storm here in Ocean City.  We ended up with much less snow than non-coastal areas, but certainly had our fill of snow, rain, flooding and high winds. Winds reached gusts of 85 MPH during portions of the storm. For comparison purposes, last weekend's storm was more severe than the storm that occurred in October 2015.

From a historical perspective, Winter Nor' Easters have been some of the most surprising and damaging events in Ocean City's history. The famous storm of 1933 that formed the Inlet in Ocean City was a hurricane, but generally other than Hurricane Gloria in 1985 most of the significant damage in the area has been caused by Nor' Easters. The Infamous March Storm of 1962 was a Nor Easter, and cut Ocean City in half mid-town and damaged other coastal areas severely such as Chincoteague and the Delaware beaches. These storms give us little warning to allow owners to prepare. Most units were still secured from the October storm and for the winter, so our properties were already prepared for the most part.

Ocean Point's staff actively inspected properties throughout the storm on Saturday and Sunday, and made common area property inspections all day yesterday. We then reported issues (or lack thereof) to Association's Board of Directors and began scheduling prompt repairs for common area problems identified during those inspections. In general Ocean City experienced moderate flooding downtown and had sporadic losses of power depending on location. The combination of the high winds, rain, ice and snow wreaked havoc on roofing systems, as well as many garage and porch soffit systems. There was occasional siding damage on some properties as well. Any common area issues have been reported to your Board of Directors if applicable.
Unless there is evident catastrophic damage or other extenuating circumstances, Ocean Point does not enter units to inspect for interior damage. It would be our recommendation to check your unit when possible for leaks or signs of storm related leaks. You can report damages to our office for a prompt response and evaluation of the problem.  The sooner we know about individual unit related issues, the easier it is for us to locate the source of the leak as well as prevent water intrusion related complications.

Before you respond back with questions about your individual property, please note that you would have been contacted separately if your building/ community had catastrophic damage, so any issues that may be present are smaller and more specific problems, versus larger and more general issues.
Attached are some pictures taken of Ocean City's Beaches on Sunday. It certainly helps illustrate the severity of the storm. The Town of Ocean City and the Army Corp of Engineers are already working on getting the beaches back in order for Summer of 2016!
