Coastal Highway Reminder

Good Afternoon,

As a reminder-- all Ocean City roads will be designated as a Special Event Zone starting tomorrow, September 25.

This means that speed limits will be reduced on Coastal Highway to 30 MPH and fines for speeding violations will be increased on all Ocean City roads. 

The Special Event Zone designation will end on Sunday, September 30 then begin again for the Endless Summer Cruisin' event on October 2-7.

September 10, 2018 Hurricane Florence

Good Monday Morning!
 
The National Hurricane Center says Florence is expected to slam into the East Coast- currently models are aligning around North Carolina with landfall on Thursday or Friday. The storm's winds have increased to 115 mph, a Category 3 hurricane this morning and are expected to increase tomorrow making this a Category 4 Hurricane.
 
It is important not to focus on the exact forecast track as average National Hurricane Center errors at days 4 and 5 are about 140 to 180 nautical miles and dangerous hazards will extend well away from the center of the Hurricane. 
 
The storm is expected to strengthen to a major hurricane and its winds, rains and storm surge will be felt here at the Beach along with freshwater flooding from a forecast of prolonged and exceptionally heavy rainfall.
 
While Florence is still 4/5 days out-- the above forecast may change.
 
I am asking that you make sure that you bring in any outdoor items such as furniture or plants from your decks to prevent them from blowing. If you have Hurricane Shutters, make sure that they are closed when you leave. 
 
Additionally, when you leave your unit, make sure that you set the heat to 55, shut the water off to your unit, shut the breaker to the hot water heater to the off position and lift the ice-maker bar to the upright position.

Good Friday Afternoon!
 
The National Hurricane Service is tracking Tropical Storm Florence as it is predicted to move toward the East Coast next week.
 
The storm is expected to strengthen to a major hurricane but where, when and how it will affect the coast is unclear.
 
Regardless of Florence's track, large swells will affect portions of the East Coast later this weekend and into next week resulting in life threatening surf and rip-currents. 
 
Please make sure that you bring in any outdoor items when you leave your unit to prevent them from blowing. If you have Hurricane Shutters, make sure that they are closed when you leave. 
 
Additionally, when you leave your unit, make sure that you set the heat to 55, shut the water off to your unit, shut the breaker to the hot water heater to the off position and lift the ice-maker bar to the upright position.

Marlin Cove Sprinkler Head Inspections

Dear Marlin Cove Owners:

Monday- August 27th, Sure Fire Protection, our contractor for the Fire Standpipes and Sprinkler Heads,  will be accessing all units to visually inspect the sprinkler heads. 

This is required by the Fire Marshall's Office. Please be aware of this upcoming inspection and please let your guests know if you will not be down. The actual inspection takes just two minutes.

Town of Ocean City - Special Event Zone

Good Afternoon,

Just a reminder that the Town of Ocean City has declared the Town a Special Event Zone from May 15-20th. This is a new State Law. 

This is for the Classic Car weekend.
 
Please pay attention to the new speed limit signs. The State has changed every speed limit sign on Coastal Highway for this event. 
  • The Speed limit, where it was 40 mph, is now 30 mph on Coastal Highway
  •  Downtown (9th south) the speed limit changed from 30 to 25 mph.
 
Fines are going to be at least doubled during this event. 

They have the ability to write a ticket up to $1000.00. On Monday the speed limit signs will be changed back to the original limit.

Annual Deductible Notice May 10, 2018

 Problem in Your Unit? You might have to pay for the Deductible
 
What You Must Read:

Pursuant to the Maryland Condominium Act:
§11-114 REQUIRED INSURANCE COVERAGE; RECONSTRUCTION:
(g) Repair or reconstruction
(2) (iii) 1. If the cause of any damage to or destruction of any portion of the      condominium originates from a unit, the owner of the unit where the cause    of the damage or destruction originated is responsible for the council of unit owners' property insurance deductible not to exceed $5,000.
2. The council of unit owners shall inform each unit owner annually in writing of:
A. The unit owner's responsibility for the council of unit owners' property insurance deductible; and
B. The amount of the deductible- [In our case $5,000.00]
 
What the Above Means: (Elective Reading)

Pipes periodically break or leak, water heaters leak, grease fires start on the stove, toilets over flow-all causing thousands of dollars in damage. Who pays? The unit owner or the Association?

Our Condominium Association has insurance coverage called the "Master Policy." This is in addition to the policy every owner in this area should carry for their own unit, called an HO-6 policy or Loss Assessment Policy.

When damage occurs, and there is a covered loss, the Master Policy will kick in for the repair costs. But our insurance policy has a deductible - an amount that must be paid upfront or deducted from the insurance proceeds. This amount is $5,000.

Paying the deductible every time there is a problem is a problem; such expenditures are typically not plugged into the annual budget, and often at the end of the year an Association may have to significantly increase the monthly assessments to make up for any shortfall.

A few years ago, the Maryland Legislature gave every Association a significant break. It enacted what is called "strict liability." If the cause of any damage to the condominium started from within a unit, regardless of whether there was negligence, that owner must pay the deductible up to $5,000. And the law is not limited to plumbing problems; any incident that occurs in the unit that triggers payment by the Master Policy is covered under that law.

In Maryland, for the Association to legally collect the $5,000, the Board must - on an annual basis - inform all owners of the amount of the deductible and their obligation under the law should a problem occur within their unit.

On Sunday, April 15th and continuing through next week, Route 50 Bridge into Ocean City will be closed from 10 p.m. to 6 a.m.
 
Barring any issues, the Bridge should reopen 24 hours starting next Friday- April 20th.
 
Please utilize route 90 as your alternate route into Ocean City during these times.

St Patrick's Day Parade is next weekend from 60th Street to 45th Street Village.
 
Free Bulk Pickup - April 6th-April 8th. Place items on the curb for pickup. 
 
The first part of the week will be cold and rainy-- it looks like the storm for the early part of the week might just stay off the coast... then we are looking at warmer temperatures next weekend... After two Nor'easter's  last week I can say that we are happy to see that this storm will stay off shore... The warm up begins next weekend.

Dear Home Owners,
 
Good news...the elevator has passed inspection and is now open for business!  
 
We are still 4-5 weeks out from having all the material necessary to rehab the cab...but when it's ready to be installed it means the elevator will be down for 2-3 days.
 
We will do  our best not to schedule it for any major holiday weekend.
 
Many thanks to Jim Molesworth who supervised this project through.
