A brief update to document the status of the bulkhead/boardwalk replacement project.
On May 2, 2013, Jim Molesworth and Dave Sherman signed two contracts with Ocean Services (total $92,800) to install a new bulkhead and replace the boardwalk with a new 5 ft. 3 in. (approx) boardwalk and new steps down to the existing finger piers. Work is set to begin, October 1, 2014. The new boardwalk will be at ground level on top of the existing pilings.
Ocean Services had the lowest quote of the three contractors who bid on the project, plus we've had good experience with Ocean Service as they have replaced the finger piers, updated the boardwalk, and provided inspections and budgeting input for at least the last ten years. In addition, the Ocean Services quote included the permitting process.
Fasteners will be galvanized and the boardwalk boards will be nailed in place. The marine treated lumber will be to a standard of 2.5cca--the Ocean City specification is only 1.5 cca.
Steve Kenny from Ocean Point Ltd, the Quarters at Marlin Cove property manager, signed all of the permit applications and will forward a $2,000 check to Ocean Services to begin the process in the near future. Some of the permits are good for two years, but the Ocean City permit is only good for one year, so it will be submitted later this year. Ocean Point will be the contact for all permit communications.
Since the signing of the contract, we've learned the following relating to the project:
1. It appears that NO electrical or landscaping work will be needed, other than to R&R shrubs as needed to modify the plumbing (faucets). The electrical outlets need to be replaced and brought up to code, but that is 'maintenance' not related to this project.
2. One faucet has been reworked. I don't have the bill yet, but it's estimated to be less than $600. There are six more faucets, so worst case plumbing cost should be about $4200. Jim is tasked with obtaining
additional quotes and will target the work in the offseason to, hopefully, get the lowest price.
