For Sale - Two Bedroom Four Seasons Condo

Hi fellow time share owners, my wife and I own 108C (a four seasons, 1/13 ownership unit), and we will be looking to sell our share by the end of this year.  

If anyone is interested, or if anyone knows anyone looking to get in, please contact me.  Feel free to give my email or phone number to anyone who may be interested.  If I list it on MLS, I intend to list for 8k, but will be willing to sell for 7k privately first.

While I'm emailing, if anyone in a 3BR is looking to sell, please let me know.

Bulkhead/Boardwalk Update and Misc.

 Hi to all,                        

A few items of interest:  1.  The bulkhead/boardwalk project is complete.  We were about $4300 over the quote due to material cost increases, but this was not unexpected.  The contractor performed an additional $4080 in un-planned work that we will not be charged for.  I am pleased with the work and the workmanship.  fyi, the original quote was for $92,800, and the final bill totaled $97,068.82---1/2 of this paid for by the townhouses and most of our share paid for by the Dock Fund.  Even after the painting and this project, we will still have 'some' money left in Reserves--yea!

 2.  I've instructed our maintenance man to review the lights and outlets along the dock and get them up and operating as soon as possible.  It would be ideal to have them relocated a bit closer to the new boardwalk, but by leaving them where they are we can reuse the existing conduit and save some money.  We will need at least 6 new light fixtures and 12 new outlets.

 3.  Landscaping.  20 truckloads of sand were brought in to backfill between the new bulkhead and the old and to regrade the grassy area.  While the result caught me by surprise, I think it will be fine.  If the board concurs (we have a meeting 2-14-2015), we'll put down sod as soon as mother nature allows.  The end result should be a nice new wider grassy area for all to enjoy--I hope.  If shrubs are desired, that will be addressed in the future.  The main concern will be owners who don't clean up after their dogs.

 4.  Clean-up: I anticipate an owner's weekend workday to clean up leftover sand and debris in the garage and parking area.  Will advise after the February board meeting.  Probably powerwashing and brooms.  Begin exercising........

 5.  The OC-wifi is down.  Apparently a wire was cut or broken.  It may be another week or two before repair or replacement is complete.  I will advise when I know more.  

 If you are in town on February 14 (Boat Show weekend), our board meeting is in Bonnie's unit 301 at 9 am and all are invited.  We'll review projects completed and finalize a budget for the May owners meeting, and address whatever else is needed.
